Principal Management Team

Matthew J. Shulman

Mr. Shulman is a Managing Partner of Fairway Capital Partners, which he co-founded in early 2007. Prior to forming Fairway, Mr. Shulman worked on acquisitions and asset management for a New York based real estate investment firm. At the firm, he focused on underwriting and origination of both loans and property acquisitions. Mr. Shulman received a Masters in Real Estate Finance from New York University and a B.A. in Political Science from the University of Arizona. Matt is also an adjunct professor of Real Estate Finance and Investment at New York University.

Steven J. Rosenberg

Mr. Rosenberg is a Managing Partner of Fairway Capital Partners, which he co-founded in early 2007. Prior to forming Fairway, Mr. Rosenberg managed a portfolio of properties for a New York based real estate investment firm. In addition to property management, Mr. Rosenberg focused on acquisitions of performing commercial real estate loans at the firm. Prior to working with the firm, Mr. Rosenberg worked at the Fairmont Funding Corporation, where he was responsible for property acquisitions and development. Mr. Rosenberg received a B.S. in Business, Management and Finance from City University of New York.

Todd Terwilliger

Mr. Terwilliger is Fairway Atlanta’s joint venture partners who joined the team in 2008. He is responsible for local acquisitions, operations, sales and marketing, and property management in which he leads a team to cover all Fairway’s Atlanta assets. Mr. Terwilliger has over sixteen years of combined experience in revenue generation, project underwriting, strategic planning and operational management.

Prior to joining Fairway, Mr. Terwilliger was a partner at Core Development Group, LLC in which he was responsible for all facets of residential site development and construction, including pre-acquisition due diligence, project feasibility studies, community positioning, rezoning, land planning, product development, site engineering, construction management, financial management, sales and marketing. Before his position at Core he was the Vice President of Land Acquisition and Development for Pulte Homes Corporation (NYSE: PHM) for the Georgia Division where he managed site selection, contract negotiation, as well as planning and forecasting for twenty-five Pulte branded communities consisting of more than 2,500 home sites. Mr. Terwilliger received a Masters of Business Administration from Georgia State University and a Bachelor of Science Degree in Engineering Technology from the University of Dayton Ohio.
